TINY HOME ONE

Originally Tiny One was to be based on the design of Michael Janzen known as “Little River 24” and will be built using Poly Panels.  It is interesting to note that this design can be purchased in kit form or fully completed by an Australian building company (in NSW) for$28800 incl tax kit or$46500 complete on a trailer.  See     Spark Homes       Inclusions  Data

The major variations  to be made include the size of the project.  As we need to build using metric measures in Australia the 24 ft design is being modified to 7.2 m (which is just smaller than 24ft and the width will be expanded to 2.7m floor width – 2812 with jacks.

Why 2700 you may ask when the legal width limit is 2500 in Australia? I could say that the gate to my work site is only 2900 wide but that is only part of it.  Indeed We expect to have to remove a section of the gate support and fence to get the Tiny out as 150mm is not enough to work with.

We dont intend moving our timy houses more than once.  The tiny house will be built in my backyard in Cranbourne and moved to our Tiny House Hotel community in Loch Sport 230 km away.  There are only 9 roads to travel and the majority of it is freeway with 5.2m clearence.  There is one non electrified rail crossing and no low bridges.  Under Victorian Law an oversized load on a legally sized trailer can be towed by a light vehicle (SUV) without major restriction as long as it is under 3100m (10.17ft) wide and up to 4.3m (14.1ft) high (4.9m (16ft) with written permit).  Our registered flat top trailer is approx 1m high, which is high for a tiny home, so to maintain a reasonable loft height we may be pushing the 4.3m high limit.  On our next trip to the site we will be taking our laser measure to confirm unmarked bridge heights but we dont expect any problems physically carrying the overheight Tiny.  Inthe US tiny houses are built to a maximum of 8.5 ft (2.59m) wide x up to 40ft (12.19m) long and 13.5ft (4.1m) high

In the above videos is a post showinga New Zealand construction of a 10 ft x 20 ft tiny home using poly panels.  We are using similar techniques for our first tiny home although we will be 2700 x 7200  (approx 9 x 24ft) 

Modifications include:  Minimum ceiling height for kitchen & Bathroom 2100 for other rooms in excess of 2400 (required to meet building code.
                                           Kitchen bumpout
                                           Wider Bathroom (1400 mm min)
                                           Modified entry door (Possibly French Doors onto a deck)
                                           Larger Windows   (4 side windows)
